$267.38
One reservation. One fee line. The whole story.
One reservation. One fee line. $267.38.
On Tuesday, August 18 I'm doing this math live and free with the Wealth Without Wall Street team. Register and my Rental Readiness Score is yours — no pitch from the stage.
Hey,
I want to show you one line on one receipt.
The booking totaled $1,914. The line reads $267.38 — platform and processing fees, taken before the guest ever reached the door.1
That's 13.97 percent of gross. Nearly fourteen points, gone, before the cleaner was paid or the mortgage moved.
The cleaner sent an invoice. The mortgage sent a statement. This line just took its cut quietly and let the dashboard keep celebrating.
I've kept that receipt on my desk for years. Not because the booking was special — because of what the line taught me about which number I was actually managing.
I've spent 15+ years in this space, trained more than 10,000 operators through CashFlowDiary, and recorded 237+ podcast episodes. This receipt is still the fastest lesson I know how to give.

The line nobody reads
Every booking platform prints this line. Almost nobody reads it, because it lives below the number that feels good.
Gross revenue is the number the apps celebrate — big font, top of the dashboard, fits in a screenshot.
The fee line is small print. And small print, read monthly, is where operators quietly lose their margin.
Nothing on the line is hidden, by the way. Every platform discloses it, and every statement carries it — disclosure was never the problem.
Attention is the problem. The line is engineered to be ignorable per booking and expensive per year.
When I audit a property, the fee line is where I start. Not because it's the biggest leak — because it's the one an owner can verify in thirty seconds, on their own statement.
Thirty seconds, one statement, one highlighter. If you do nothing else with this email, do that tonight.
The number the dashboard celebrates.
The number that actually landed.
The math out loud
Let's annualize one door, out loud, so nothing hides.
$267.38 per booking. Call it three bookings a month. That's roughly $800 a month — about $9,600 a year — in fees, from one property.
Run the business for ten years and you're brushing against six figures. From the line nobody reads.
Here's the part that stings: none of that money bought you anything extra. Same listing, same guests, same turnovers — the line just collects.
And that's a conservative door. Higher-volume properties with more turnovers pay the line more often — the math scales against you.
⚡ The receipt math: $267.38 × 3 bookings × 12 months ≈ $9,600 a year, per door — before a single mispriced night or unpaid hour is counted.
“The receipt doesn't lie. It just waits for you to read it.”
— what I tell every operator who trusts the dashboard
What the receipt can't show you
Here's the uncomfortable part: fees are often the smallest of the three leaks. The receipt is just the only leak that prints itself.
Mispriced nights don't print a receipt. A $50 miss across 20 booked nights is $1,000 a month with no paper trail at all.
Unpaid hours don't print one either. Ten to fifteen hours a week of guest texts, check-in walkthroughs, and review chasing never appear on any statement.
That's why operators trust their dashboards and still feel broke. Two of the three leaks are invisible to every report they read.
I broke all three down in yesterday's edition — the receipt is where most operators finally start believing the math.
Twelve months of the line nobody reads.
📌 Timely: Airbnb confirmed that by September 15, most hosts move to a single 15.5 percent host-only fee on the full subtotal — cleaning fees included. This line is about to get bigger. Reprice before it reprices you.
Print your own receipt
You can't fix a number you've never calculated — and your operation as a whole doesn't print one convenient receipt.
That's exactly what my Rental Readiness Score does. Register for Tuesday's session and it's yours, free.
Your pricing gap. Where a flat rate is giving weekends away or leaving weeknights empty — the leak with no paper trail.
Your hours. What guest operations actually cost at your real hourly rate, counted the way no P&L ever counts them.
Your fee total. Every line, added up, the way no platform will ever add it up for you.
Ten minutes, three answers, and your top three moves — useful whether or not you attend live. Most operators find their biggest leak before they finish question three.
If you're starting from zero, run it on a property you're considering. If you're scaled, run it on your worst-performing door first — that's where the ten minutes pays for itself fastest.
The live build happens Tuesday, August 18 at the Cash Flow Wall Street Can't Touch masterclass — my session walks a real property from receipt to real number, on screen.2

One $1,914 reservation. $267.38 gone before I touched a dollar. Most operators never do this math.
Common questions about the August 18 session
What is the event? A free live masterclass on Tuesday, August 18 at 1:00 PM Central / 2:00 PM Eastern. Three cash-flow strategies in one sitting: short-term rentals (my session), multifamily syndication, and infinite banking, with Russ Morgan and Joey Mure of Wealth Without Wall Street.
What do I get for registering? The Rental Readiness Score, free — your pricing gap, your hours, and your fee total, plus your top three actions. About ten minutes to complete.
Do I need to show up live? Registering gets you the replay. But I'm saving one more thing for the people in the room, and I'm not naming it in an email. You have to be there.
I don't own a property yet — is this for me? Yes — arguably most of all. The Score works on a property you're considering, and it's cheaper to find the leaks before you buy them.
Ready to read your own receipt?
Register free, take the Rental Readiness Score, and get your own version of the $267.38 line — plus the two leaks that never print.
If Tuesday's time doesn't work, register anyway. The replay and the scorecard still land in your inbox.
And if you already know your number cold — bring it. The session includes live Q&A, and specific numbers get specific answers.

P.S. The receipt on my desk is a reminder, not a trophy. The expensive part was never the $267.38 — it was the months of not reading the line. The seat is free, and the button above gets you in.
